This residential project is located within the highly anticipated Ellinikon development, a landmark urban regeneration initiative along the southern coastline of Athens. Designed as a five-story structure, the building embraces a contemporary Mediterranean language defined by curved balconies, soft transitions, and a strong sense of flow.

The architectural concept emphasizes a minimal yet expressive form, where horizontal lines are softened through fluid geometry and dynamic balcony curves that create a sculptural presence while offering privacy and shade. Each floor is carefully articulated to maximize natural light, sea views, and seamless indoor-outdoor living.

The building is designed with sustainability and long-term durability in mind, incorporating energy-efficient systems and materials aligned with the overall vision of Ellinikon as a smart, green, and human-centered development. Our studio was responsible for the full architectural design, coordination with local authorities, and the successful completion of the permitting process.

The attention to detail is evident throughout the interior space, where custom Fibonacci panels add a touch of nature-inspired design. The concept of the project is “linear half view,” which is reflected in the boxed buildings and swimming pool, wooden elements in the exterior that create a sense of privacy, and the amazing view of the ocean from every location of the house.

The property is divided into two separate buildings, with the pool house and garage located in the smaller of the two. The main house features two guest bedrooms on the ground floor, each with an ensuite bathroom. The open-concept living and dining areas are connected to the kitchen, which extends to the outdoor kitchen and second seating area. The modern above-ground swimming pool adds to the outdoor ambiance and complements the architecture of the buildings.

The upper floors consist of the master bedroom and bathroom, two additional guest bedrooms, each with their own bathroom, a media room, and laundry facilities. The rooftop deck is perfect for relaxation or outdoor cooking. The beach level basement includes a private gym, cinema room, and an additional guest room.
